Salinas Roads : Sunday 21st December

Dear Owner,

Phase One of the roadworks, comprising of approximately 350 metres of resurfacing has now been completed.

Phase Two At the moment we have no further information from Infraquinta about owners who will need to alter their drainage before work starts

The next web update will be in January when this information should be available

Roads

Two problems have occurred with the programme of road works

a. The condition of all the roads in Salinas is much worse than the original survey showed. As a result all of the road surface and the foundations have to be excavated and removed throughout Salinas, rather than just adding a second surface layer as was planned for some sections. Inevitably this will take much longer to complete

b. A number of villa owners are illegally allowing “run off” water (rainfall and irrigation) from gardens to run over pavements and roads eg. through outlet pipes set into walls or down long steep drives without drainage grids. Infraquinta say that this run off should go into drains on the plot and then into the stormwater system under the road. They will not continue with the reconstruction in Phase 2 (See map) until these problems are resolved since they do not want the new road to be damaged by this nor do they want owners to excavate the road to do the work afterwards
Infraquinta is surveying the area and will contact individual owners who need to make changes.

Despite these problems, it has been confirmed that the work on the roads will continue once these issues are resolved and that the Infraquinta budget contains funds for the extra work involved

Because of the extra construction; the road works have been divided into three phases (Click on the map below)

Phase 1 This has started and it is hoped all work will be completed during December or early January at the latest

Phase 2 Will follow on as soon as any villa owners on this section rectify their drainage problems

Phase 3. Is allowed for in the budget but Eng Luis Ines was unable to suggest a date because it depends on the co-operation of villa owners in both Phase 2 and Phase 3, however he hopes that all the work will be done in the first half of '09

The specification for the roads is two deep layers of foundation stone followed by 5 to 7.5 Cms of tarmac

Information on villa sizes for Infraquinta

Some owners have yet to provide details but Infraquinta will go to the Camara to get the information rather than delay the project

Refuse Collection

Infraquinta is due to start collection using the existing bins in January. Work on installing underground recycling bins will follow as originally planned

We realise that owners may be disappointed with this news about the roads, but on the positive side we will get better, longer lasting roads than originally envisaged

Road works phases


Monday 15th December

250 metres of road has been removed between Plots 68 and 75. The new foundations are in place and ready for resurfacing. Work has now started next to Plot 29.

Roads Sunday 7th December

Work started on the roads on Wednesday. They are currently working outside the apartments on plots 70 to 75. The road has been dug up, and new foundations are being prepared but resurfacing has not yet started.

We will keep the website updated as work progresses.

Infraquinta: Note to owners 28th November




Ria Formosa and Grupo Atlantica


Grupo Atlantica own the land alongside the Ria Formosa between Quinta das Salinas and the Ocean. For the past sixteen years Grupo Atlantica has been attempting to get authorisation for an hotel, golf course and villa development. Last year they applied under PIN legislation (Projects of National Importance) which allows them to bypass some planning restrictions.
This application was rejected but it is inevitable that the proposal will be re-submitted, possibly described as an eco resort.
